Project DefinitionThis process begins with the first glimmer of an idea for a potential project and follows through until the owner is presented with a concept design, feasibility review, budget and a clear plan for successful project implementation. When outside financing is required, we work with the owner’s marketing and financial consultants to prepare a baseline study – a ‘bankable document’ the owner can effectively use to procure project finance. |

Design PhaseWith the owner ready to move ahead with the project, we assemble a specialist team to prepare the design schedule, establish deliverables and coordinate with design consultants for the owner’s approval. We manage the entire design timeline to ensure the consultants complete work on schedule, that designs satisfy technical requirements and ensure project costs remain within budget. |

Procurement ProcessWith the design underway, we pre-qualify all appropriate construction contractors and suppliers – preparing and processing all relevant documentation. We manage the tender process, analyse supplier responses and work with the owner to negotiate and award construction and supply contracts. |

Construction PhaseWith the contractor(s) selected and ready to mobilise, our construction management team moves to the project site. Representing the owner, we oversee and administer all project facets and work closely with the design consultant to monitor quality control. Our contract management service allows us to handle the details and oversee all legalities. SDC is actively involved at all stages, overseeing construction until the project’s final close is achieved. |
